Standing Water After Rain

Water pooling in the yard more than 24 hours after rain stops. That's a grading or drainage issue — not normal, even on the coast.

Erosion or Soil Movement on Slopes

Exposed roots, growing gullies, soil creeping downhill, or a retaining wall leaning or separating. These get worse with every storm cycle.

Water Near the Foundation

Water running toward the house, pooling against the foundation, or seeping into crawl spaces. This is the one that costs the most if you wait.
